Allandale

North Central AustinMedian ~$950K

Quiet residential streets, large lots, good walkability and strong value for being this close to downtown.

History

The land was part of an 1841 grant from Republic of Texas President Mirabeau B. Lamar to George W. Davis for his service at San Jacinto; the Davis family cemetery is still in the neighborhood. After farms and dairies, developer W. Murray Graham began building Allandale in 1946. On Memorial Day 1981, Shoal Creek flooded catastrophically, killing 13 people and destroying hundreds of homes.

Where it is

Allandale runs from Burnet Road to MoPac and from 45th Street up to West Anderson Lane, split by Shoal Creek Boulevard and the creek itself. It is in City Council District 7.

Living there

Large lots and mature trees are the signature. Beverly Sheffield Northwest District Park, 31 acres with ball fields, courts, a pond and a Shoal Creek trail, is the neighborhood hub and has been getting a phased overhaul, including a new pool that opened in summer 2026.
