Avery Ranch

Far Northwest AustinMedian ~$350K to $600K

Newer construction and full amenities at a lower price point, with Round Rock and Leander ISD schools. The downtown commute is the tradeoff.

The community

Avery Ranch is an 1,800-acre master-planned community in Williamson County with close to 4,000 homes at build-out. Austin annexed several sections in 2004. It neighbors an 18-hole golf course on 226 acres and a 60-acre lake with springs, ponds and creeks.

Amenities

Residents get tennis and pickleball courts, pools, parks, playgrounds, a swim team and hike and bike trails, plus access to an 8.5-mile regional trail. Cedar Park built a 140-acre community park complex right next door, and some sections are within walking distance of Capital Metro's Lakeline rail station.

Schools and commute

The community is split between Round Rock ISD and Leander ISD depending on the section, with three public elementary schools inside it. Downtown is about 20 minutes on a good day, which is the main thing you give up for the price.
