Bouldin Creek

South Central AustinMedian ~$1.13M

Next door to Zilker with the same Keep Austin Weird feel, a different architectural character and equally good walkability.

History

The land was part of Ben Milam's colony, granted to Isaac Decker in 1835. James E. Bouldin Sr. bought 1,000 acres in 1852, but the area stayed sparse until rapid growth in the 1920s and 1930s, making it one of Austin's first suburbs. The Texas School for the Deaf, established in 1856, is one of its oldest institutions. Because the land south of the river flooded, it stayed affordable, and Black families founded churches like St. Anne AME in 1916.

Where it is

Bouldin Creek runs from South Congress on the east to the railroad tracks on the west, and from Barton Springs Road down to West Oltorf. It includes the South First and South Congress commercial strips, plus Auditorium Shores and the Long Center. The Victorian home that now houses Mattie's at Green Pastures, once tied to John Henry Faulk, is here too.

Green space

The 16-acre West Bouldin Creek Greenbelt is not maintained by the city; the neighborhood association has looked after it for years with annual cleanups. About 6,100 people live in the neighborhood, which has one of Austin's oldest neighborhood associations, founded in 1980.
