Protesting your appraisal: what actually works

    Every spring this question comes up twenty times so here it is in one place. File the protest. Always. It costs you nothing and it is the only way you get a hearing. The deadline is May 15 or 30 days after your notice, whichever is later. What wins: unequal appraisal comparisons against similar homes on your street, and photos of actual condition problems. Foundation, roof, dated kitchen, anything with a repair bid attached. A contractor estimate is worth more than any argument you make out loud. What does not win: telling them you cannot afford it, telling them your neighbor is nicer than you, or telling them the county spends money badly. They are not the taxing entity, they only set value. Also confirm your homestead exemption is actually on file. I find people every year who never filed it.

    Protest every year. Every single year.

    The homestead thing is real. Mine got dropped when the deed was corrected years back and nobody told me. Cost me two years before I caught it.

    Been here long enough to remember when Manor Rd was quiet.

    Sorry for the beginner question, do I need to hire one of those companies that takes a percentage? I got about six mailers from them.

    You do not need to. They are useful if you own several properties or you genuinely will not do it yourself, because a protest you never file is worth zero. But for one house, an informal hearing with three good comps and a repair bid takes an afternoon. Most informal hearings settle right there and you never see the board.

    Seconding all of this. I will pull comps for anyone who asks, clients or not. It is fifteen minutes of my time and it makes the whole street more accurate.

    Numbers, not vibes.

    Out here the fight is over ag valuation instead. Different rules, same energy.

    Twenty five minutes out and worth every one.
