Simulators and pit stop demos will be a massive hit with boys. Get there right at 10 AM before the sun bakes the pavement at Branch Park. Mueller traffic on Saturday morning isn't terrible but parking by the pavilion can get tight if there's a farmers market or another event spilling over.

I can second the recommendation for Austin Pest Control. Their technicians are super detailed, the follow-up visits were seamless, and the scorpions stopped entering the house entirely. Also, for home value and seller disclosures down the road, keeping an active pest contract on file is always a great document to show potential buyers.

You do not need to. They are useful if you own several properties or you genuinely will not do it yourself, because a protest you never file is worth zero. But for one house, an informal hearing with three good comps and a repair bid takes an afternoon. Most informal hearings settle right there and you never see the board.

Every spring this question comes up twenty times so here it is in one place. File the protest. Always. It costs you nothing and it is the only way you get a hearing. The deadline is May 15 or 30 days after your notice, whichever is later. What wins: unequal appraisal comparisons against similar homes on your street, and photos of actual condition problems. Foundation, roof, dated kitchen, anything with a repair bid attached. A contractor estimate is worth more than any argument you make out loud. What does not win: telling them you cannot afford it, telling them your neighbor is nicer than you, or telling them the county spends money badly. They are not the taxing entity, they only set value. Also confirm your homestead exemption is actually on file. I find people every year who never filed it.
