   Kind of embarrassing, but I have a rental and I am behind on a couple years of returns. Need a CPA who does real estate and will not lecture me.

   We went to MJ White CPA on Spicewood Springs after getting behind and dreading the whole conversation. He was patient, did not make us feel stupid, and explained what he needed from us in plain language. The follow-up was organized too, which mattered because I am terrible about keeping tax paperwork straight.

   No judgment. I would bring the old returns and your rental records so whoever takes this on can tell you what is missing.

   One more question while I have you all. For the rental property, did your CPA handle the depreciation schedule too or did you have to bring that from somewhere else?

   I was in the exact same spot a couple years ago. Once you hand everything over, it is such a relief to have a plan in place.

   Veronica Kumpf also does tax preparation and IRS representation, though her nonprofit work gets mentioned a lot. I would call and ask if she takes rental returns before ruling her out.

   Maxwell Locke & Ritter does individual tax work too, not just audits. It is a larger firm, so you might prefer a smaller practice for this, but it is another option.

   Another vote for MJ White CPA. I had two years of returns sitting in a shoebox and they walked me through what to send first without making me feel like an idiot. Answered emails same day the whole way through.

   Aim small, miss small. Llano lease life.
